Considering Italy as a candidate to lift up the trophy is not simply because they won the world cup two years ago. They have the most talented and experienced players like Pirlo, De Rossi, Luca Toni, and more. If they are still under Marcello Lippi, their chance of winning the trophy will be greater.

Even without Zinedine Zidane, France is still considered as a strong team. We cannot overlook veterans like Thierry Henry, Vieira, Makelele, and Thuram, with their experience; they are no doubt players that France depends on. “Nothing an eight ball, a porn star and a tattoo parlor can’t handle.”

The dreaded sophomore slump. How do you follow up your first film (Donnie Darko), ‘a multilayered psychological science fiction thriller about time travel, a tangent universe and a giant bunny called Frank!’ A film that won loads of awards, lauded with critical praise and developed a rabid cult fan base! Well, you follow it up with a comedy about the apocalypse naturally!

Where to begin. An amnesiac schizophrenic action film star who thinks he’s written a screenplay about a cop who figures out the rotation of the world is slowing at a rate of .0000006 miles per hour? A porn star with psychic powers who is involved in the blackmailing of a powerful republican senators family? A supposedly neo-marxist twin posing as his twin bother cop, whose reflection in the mirror is consistently out of step with him? In the words of the director, Southland Tales is an ‘insane apocalyptic tapestry’, weaving together such contemporary themes as our obsession with celebrity and over-reaction to terror, reliance on fossil fuels, as well as the Book of Revelation & the second coming of Christ. All in an alternate version of the future.

You have to give Richard Kelly credit, for his long awaited follow up to Donnie Darko, he certainly came out swinging for the fence. This is no ‘paint by numbers’ Hollywood effort.

While Southland Tales is more than a ‘bit’ mad (no doubt many people will turn it off after the first few minutes) Richard Kelly’s script does a great job of capturing the madness of the times. It manically satirises political extremism, the absurdity of modern celebrity culture, aggressive American foreign policy and the erosion of civil liberties to name a few. Much like looking at how the world seems today, watching Southland Tales, the viewer never really understands just what’s going on! The film feels like the love-child of Dr. Strangelove and Mulholland Drive. Richard Kelly certainly strives to achieve the levels of reflective black comedy of Stanley Kubrick’s satirical classic and he certainly has a knack for David Lynch’s surrealism, but he just seems to try cram too much into a single film.

This brings me to the biggest flaw of the entire endeavour. If Southland Tales feels half baked, that’s because we’ve only been shown half of it. Southland Tales only depicts the last 3 chapters in Kelly’s 6 chapter project (the other 3 chapters having been released in graphic novel form only). Asking the audience to try interpret a pretty weird film after effectively depriving them of the entire first half, is a big ask and it has to make you wonder, what were they thinking!

It’s a shame really, because despite the lack of true understanding as to what was going on, I personally found Southland Tales compulsive viewing. Apart from the desire to try figure out, just what was going on, most of the cast put in good performances (particular praise has to be given to Seann William Scott, who finally casts aside his ‘Stifler’ persona) and some of the satire is extremely accurate and funny (news programming sponsored by Bud Light & Hustler). By showing us an extreme version of the modern world, Kelly raises just as many questions about the world we live in today, as he does about the plot. No mean feat.

Southland Tales is definitely a ‘thinker’. If you don’t dismiss it right off, it’s a film you might well watch again, spend the next few days pondering or discussing with your friends, appreciating it more and more as the plot details being to click into place. It’s no masterpiece, but sometimes its better to watch a film that makes you think about the way the world is, rather than one that tries to tell you.

You’ve done your shopping, found a beautiful, functional home close to everything you need, and your offer has just been accepted. Before you close the deal, here are a few things to consider.

Unlike renting in which you pay in advance for the upcoming month, a mortgage is paid “in arrears”. This means you are paying back the past month’s worth of your loan after the month has passed and the interest accrued during that month is included in the payment. Say, for example, you close a sale on June 29th. Your first mortgage payment will be due on August 1st. If, however, your close occurred in the middle of June, that half a month’s worth of loan interest will be due at the time of close. Because of this, it can be advantageous to close a sale at the end of a month rather than the beginning. By closing later, you save yourself needing to have that extra money on hand right at closing. You don’t really save money in the long run, but considering all the expenses involved in buying a home and moving, not having to pay half months worth of interest right then and there can really help.

There’s another reason why closing later is a good idea. Let’s take our example again, and the closing date has been set for June 15th. Knowing the sale is imminent, and that a payment isn’t technically late until after the 15th of the month, the current owners of the home you are purchasing may decide not to make their June 1st mortgage payment. If this happens, you will have to pay not only for that half of June, but also May’s mortgage payment as well, all at the time of close. While we hope that a seller wouldn’t do this, it has been known to happen, and setting close date at the end of the month is a good way to prevent this.

Another thing to make sure of is that you don’t take out another loan right before closing. Most lending institutions will do a second credit check right before finishing the closing paperwork, and another loan may jeopordize your mortgage loan. So as much as it might seem like a good idea to get a new car or TV to go along with that new house, resist the temptation, even if you think you can afford it. Waiting until after your real estate purchase is complete assures that the process will go smoothly and reduce the stress of the buying process.

Speaking of stress, it is common for buyers to get second thoughts or feel worried about the purchase they are about to make. To prevent this, a final walk through of the home is recommended. Check everything you may have overlooked in your initial excitment, such as electrical outlets and any appliances that will be included in the sale. Examine the foundation and the roof, turn on faucets and flush toilets. In short, make sure that everything is in complete working order, that no changes have been made to the home since your initial decision to buy it, and that any promised renovations or clean-up has in fact occured. Also, make sure you know what to expect in regard to any maintenance fees that may be included in the home, such as water, garbage collection or landscaping. If the home you are buying is being constructed, make sure the builder signs a contract that includes exactly what you expect to be built and when it will be completed by. In this way, you will know exactly what you’re getting, and save yourself from any surprises at the time of moving in.

Another way to reduce the stress of the overall move is to assure that all your personal service providers have been notified of your move. Don’t forget that all your mail will need to be redirected, and the utilities put into your name. If a house has been empty for a time, electricity, water and cable may need to be hooked up. And don’t forget to hire movers and get an estimate on the cost so you know what your total moving expenses will be in advance. Arranging these things early on makes everything easier when you move.

Finally, make sure the money you will need for the closing process is deposited before coming to close. Your payment should be in the form of a direct transfer, money order or a certified check, not a personal check.

Lets face it Lawyers suffer from a bad rap. I have known and done business with many an Attorney and personally do not agree with the bad reputation that seems to follow this profession around. But I will admit that some of the jokes are funny.

Before you can hire an Attorney they or their office personnel perform a conflict of interest check to see if anyone in the firm, in any shape or form, and at any time in the past has ever worked or had a relationship with the other party in which you are seeking to hire them to go against. This is all done to avoid a conflict of interest. When you hire this council it is only in your best interest that they perform their work. They cannot serve two masters at once and will not even attempt to take your work if there is even the slightest chance or appearance that there is a relationship or conflict.

There is no such thing as a Dual Attorney or “Double Attorney!”

This profession is responsible for making or changing the rules in this country. Lawyers cannot and will not pretend to represent the interests of two opposing sides at the same time. If lawyers cannot find or justify a way to act as “Double Attorneys” how and why can Realtors play Dual Agent or what I refer to them as “Double Agents?”

A “Double Agent” status is created when the Realtor who is working for a Seller and has their property listed for sale also directly finds a buyer for that same property. There is no other Agent involved in the transaction. Up until the point where the Agent finds a Buyer, the agent is considered a single agent and is supposedly working entirely in the best interest of their Seller. As a “Double Agent” the Realtor is no longer working for just the Seller. Now the Realtor is pretending to work for both the Seller and the Buyer all at the same time.

The National Association of Realtors and The Multiple Listing Service spend a lot of time and energy trying to cover their backsides by explaining this phenomenon in many ways and in many places but the bottom line is the same, no matter how hard they try to justify such poor ethics. On many of their forms they explain away this possible situation before it happens. Some forms require a signature from the Seller and declare in bold type that the form is not a contract! Well then why is a signature so necessary? This form may not be a contract but it sure is considered notice and the very Seller that they proclaim to protect has just signed a piece of paper that can and will be used against them at a later date by these same Realtors sworn to uphold their best interests.

In other clauses they explain it this way. “A dual agent shall be neutral with regard to any conflicting interest of the seller and buyer. Consequently, a dual agent cannot satisfy fully the duties of loyalty, full disclosure and obedience to lawful instructions which is required of an exclusive seller.” In yet another clause Realtors caution “you have the responsibility to protect your own interests.”

By breaking down their own language it seems to me that as a consequence of my agent becoming a “Double Agent” he or she cannot fully satisfy the duties for which they were hired. “A Seller has the responsibility to protect their own interests.” Are they kidding? Realtors have the nerve to put this in print! One of the main reasons why a Seller would hire them in the first place is to help protect these very interests but now a Seller is to be left on their own, without professional guidance, because an Agent wants to work both sides and be better paid as a result.

Let me tell you that at this point they are not longer acting as a “Double Agent” but rather they are now working as a “Triple Agent.” That’s right, now there are three interests at work here in this confusing dynamic. The third interest is that of the Realtors and I believe the interest that is the most important to the Realtor because it directly effects the Realtors income. When a Realtor both lists and sells a property thereby becoming a “Double Agent” they double their income and this is actually what dual agency is all about.

Think this one through, the Agent now serves in a much diminished capacity for the Seller but DOUBLES his or her income by doing so. The Seller now pays more and receives less. In who’s best interest are Realtors working for?

I would expect any professional that I hire and pay, be it a dentist, doctor or rubbish hauler to work in my best interest. It is simply not acceptable that my Realtor gets to jump ship and work for both sides just because they have given themselves this weird ability to circumvent the law and Double their income by doing so.

If you currently have your property listed for sale with a Realtor or are considering placing a property on the market using an Agent, it is entirely within your power to say no to dual agency. Why should you sacrifice the much deserved and well paid for representation for the sake of someone else’s greed?

Scientists say that High Fructose Corn Syrup may be unhealthy for you and make you fat. Where as a manufacturer for HFCS says that is not true. Well, here are the facts as we know them right now.

Archer Daniels Midland, a company that makes HFCS, which is the main ingredient used in sodas, ketchup, barbecue sauce, cereals, snack foods and other processed foods says that HFCS does not make you fat.

Health officials and many scientists have conducted studies that show that HFCS may lead to fat accumulation, obesity and other health problems.

What they have been finding is that HFCS readily turns to fat in the body more so than conventional sugar. It is also associated with higher triglycerides and LDL (bad cholesterol).

What I think is even more important to take note of is that HFCS appears to affect your appetite so that you eat more food. It is important to note that this finding isn’t just for HFCS. It also applies to artificial sweeteners. Researchers have noticed this occurrence with diet sodas that contain artificial sweeteners.

When consuming HFCS and artificial sweeteners insulin levels do not seem to increase. This then means that leptin another hormone which is controlled by insulin does not get released either. Leptin tells your brain when you are full and to stop eating. Without this message you tend to keep eating until you have eaten too many calories.

So what this means is that HFCS may not directly make you fat because of the ingredients, but because you do not get the message that you are full you tend to overeat which results in weight gain and a higher risk for obesity.

Your take home message is to avoid all foods that contain High Fructose Corn Syrup. Get rid of any foods in your cabinets that contain High Fructose Corn Syrup. Then the next time you are shopping make sure to choose foods that do NOT contain High Fructose Corn Syrup.

High Fructose Corn Syrup doesn’t make you fat by itself, but it most definitely assists with weight gain by increasing your calories consumed. Our chances of overeating are greaty increased since we tend to eat processed foods that contain High Fructose Corn Syrup.

Here is a tip to reduce the consumption of HFCS successfully. Replace at least one food item a week with a non-HFCS food. Better yet replace that food item with a fruit or vegetable. This one little change can have you losing weight before you know it and living a healthier life as well.
